Buying land is the biggest investment in your home-building journey. Don't just look at the price; look at the potential. Before finalizing, check if the land has proper road access, especially during the monsoon season. A plot that looks beautiful in winter might turn into a muddy pool during the rains. Make sure to visit the site after a heavy downpour to check for waterlogging. Also, consider the neighborhood. Are there basic facilities like grocery shops, schools, and hospitals nearby? A cheaper plot far away from basic amenities might end up costing you more in daily travel and utility connections.

Not all soil is suitable for building a house. In Nepal, many areas have 'black cotton soil' or loose sandy soil, which can cause your foundation to sink or crack over time. If the soil is weak, you will have to spend a lot of extra money on deeper foundations and stronger concrete structures. A simple visual check isn't enough. Before buying, ask the locals about the soil history. Was it a filled pond or a dumping site? Hiring an expert for a basic soil test before designing the house can save you lakhs of rupees in unnecessary foundation costs and prevent dangerous structural failures later.

In Nepal, having a South or East-facing plot is highly desirable because it ensures your main rooms get plenty of natural sunlight throughout the day. Sunlight not only keeps the house naturally warm during winter, saving electricity on heaters, but it also prevents mold and dampness on the walls. When choosing land, observe where the sun rises and sets. Check if neighboring buildings are too tall and might block your light. A well-oriented plot automatically makes your future home healthier and more energy-efficient.

What is written on the land ownership certificate (Lalpurja) might not exactly match the physical land on the ground. Over time, neighbors might have encroached on the boundaries, or old mapping errors might exist. Never buy land based only on the paper size. Always hire a professional surveyor (Amin) to measure the exact length and breadth of the property. Find out where the exact corner pegs (killa) are located. Paying for land that you cannot physically use is a common mistake. Knowing the exact dimensions is also crucial later when your architect starts designing the house blueprint.

Buying land that sits lower than the main access road might seem like a good bargain, but it will cost you heavily later. If your plot is lower than the road level, rainwater will naturally drain into your property, causing severe waterlogging. To fix this, you will have to buy hundreds of truckloads of soil to fill the land, which is extremely expensive. Furthermore, building on freshly filled soil is dangerous because the soil settles over time, requiring massive foundation beams. Always prefer land that is at the same level or slightly higher than the road.

A narrow access road is a permanent headache for homeowners. During construction, large trucks carrying bricks, sand, and iron rods need to reach your site. If the road is too narrow, materials must be dropped far away and carried by laborers, significantly increasing your construction costs. Also, check the municipality rules; local governments in Nepal have strict regulations about mandatory road widths and 'setbacks' (how far back you must build from the road). A plot might look big enough, but once you leave the mandatory road clearance, you might not have enough space left to build your dream home.

Before purchasing land, look up. How far is the nearest electricity pole? Then look down. Is there a municipal water supply line and a proper sewage drain? Many first-time buyers ignore these details and face huge problems later. Pulling a private electricity line from half a kilometer away is expensive and visually messy. Without a proper drainage system, you will be forced to build large septic tanks and soak pits, eating up valuable space on your property. Land with existing basic utilities is worth paying a slight premium for, as it saves you endless frustration down the line.

Even the most beautiful piece of land is worthless if it comes with legal disputes. Before making any advance payment (Baiana), independently verify the property details at the local ward and land revenue office (Malpot). Ensure the seller is the sole legal owner and that the land isn't stuck in family inheritance battles (Ansha banda). Also, check if the land is kept as collateral (Rokka) in a bank. Ask neighbors casually about the plot; locals usually know if there are hidden boundary disputes or right-of-way issues that the seller is trying to hide from you.

Beware of High Tension Lines
Look Up for Wires
Always scan the sky over the plot. If high-tension electric wires are crossing over or running very close to the land, walk away. In Nepal, it is completely illegal to build residential structures directly under high-tension lines due to severe electrocution and fire hazards. Even if the wire is at the edge of the property, the municipality will enforce a large 'no-build' safety distance, rendering a huge portion of your land useless. Moving these lines is almost impossible for an individual. Never compromise on safety for a cheaper price.

Retaining walls are essentially heavy concrete structures that hold the soil back, and they can cost as much as the foundation of the house itself. If you are buying a sloping plot, ensure it is stable and consult a structural engineer early. The beauty of the view must be balanced with the increased budget for soil stabilization and complex drainage.

Building a house almost always costs more than your initial estimate. When contractors give you a rough per-square-foot rate, they are usually only talking about the 'grey structure'—the skeleton of bricks, concrete, and plaster. They rarely include the cost of the compound wall, the main gate, deep boring for water, underground water tanks, and interior finishes like modular kitchens and false ceilings. As a rule of thumb, whatever your engineer estimates for the complete house, keep at least a 15% contingency fund aside. Never start construction if you only have exactly enough money for the base estimate.

Building a house without a municipality-approved blueprint (Naksa Pass) is strictly illegal and can lead to your house being demolished or denied utility connections. The approval process happens in stages. First, you get permission to build up to the plinth level (DPC pass). Once the municipality inspects the foundation to ensure you haven't encroached on the road or neighbor's land, they give you the final permission to build the upper floors. Start this process early, as government paperwork can take several weeks or even months depending on your local ward office.

An architectural map shows you where the kitchen and bedrooms are, but it does not keep your house standing during an earthquake. For that, you need a Structural Design Report. Nepal sits in a highly active seismic zone. A structural engineer calculates the exact weight the house will carry and determines how thick the pillars must be and exactly how many iron rods (rebars) go into every beam. Never let a contractor guess the size of your pillars based on their 'experience'. Insist on a proper structural analysis report to ensure your family's safety during major earthquakes.

Your builder can make or break your dream home. In Nepal, you can either hire a local contractor (Thekedar) for labor-only work while you buy materials, or give a 'full contract' to a construction company. Do not just go with the lowest price. A cheaper contractor might use unskilled labor, delay the project, or waste your materials. Before hiring, always visit two or three houses they have recently built. Talk to the previous homeowners alone and ask them: Was the contractor honest? Did they finish on time? Did the roof leak later?

The Construction Agreement

Never start construction based on a friendly verbal promise. Misunderstandings about money and work scope happen in almost every project. Draft a clear, written agreement with your contractor. This document must clearly state the payment schedule (e.g., how much to pay after the foundation, after the roof casting). If it is a materials-included contract, clearly specify the exact brands of cement, iron rods, and pipes to be used. Also, write down who will pay for the water, electricity, and the watcher (Chaukidar) during the construction phase to avoid arguments later.

Before a single shovel hits the ground, you need two things: water and electricity. Construction consumes tens of thousands of liters of water for mixing concrete and curing (watering) the walls. Relying on water tankers every day is incredibly expensive and delays work. If there is no municipal line, do a deep boring first thing. Similarly, large concrete mixers and vibrators need heavy electricity. Apply for a temporary heavy-load electricity meter from the NEA (Nepal Electricity Authority) beforehand. Taking illegal hook lines from neighbors is dangerous and can lead to heavy fines.

Building materials are expensive and fragile. Cement turns into useless rocks if exposed to ground moisture or a light drizzle. Iron rods will start to rust deeply if left in the mud. Before buying bulk materials, construct a strong temporary shed (Tahara). Make sure the floor of the shed is raised using wooden pallets (Falkaa) so the cement bags never touch the bare ground or walls. A good shed also locks securely, keeping your expensive electrical pipes and plumbing fittings safe from theft during the night.

In Nepal, construction officially begins with the Bhoomi Pooja, a ceremony to seek blessings from the earth. However, there is a crucial engineering step to take before the priest arrives. Your engineer and contractor must perform the 'layout'—tying threads across the plot to mark exactly where the pillars will go. If you do the pooja and start digging without an accurate layout, your house might be built crooked or cross the legal boundaries. Finish the technical measurements perfectly, place the threads, and then perform the pooja exactly where the first foundation pit will be dug.

The strength of your house relies entirely on what sits underneath it. When digging the foundation pits (Khaadal), contractors might want to stop digging early to save time and labor. However, you must dig until you reach 'hard strata' or firm, original soil. If you build on loose, filled, or muddy soil, your house will sink unevenly, causing massive cracks in the walls. Have your engineer inspect the depth and soil quality of every single pit before allowing the contractor to start laying the concrete.

Termites (Dhamira) are a silent nightmare, especially in the Terai region and valleys of Nepal. Once they enter your finished house, they will eat through your expensive wooden doors, wardrobes, and furniture, and they are incredibly hard to eradicate. The cheapest and most effective way to prevent this is by applying an anti-termite chemical spray directly into the foundation soil before the concrete is poured. This creates a chemical barrier that termites cannot cross. Doing this during the foundation stage costs very little but saves hundreds of thousands of rupees later.

Keep Iron Off Mud
Never let your contractor place the iron rods (Jali) directly on the muddy ground. Moisture from the soil will immediately start rusting the steel, eventually destroying your foundation from the inside. Before placing any iron, a layer of plain cement mixed with sand and aggregates (called PCC) must be poured at the bottom of the pit. This creates a flat, clean, and dry surface for the iron rods to sit on. It acts as a protective blanket between the natural earth and your home's structural skeleton.

Lift the Iron Net
Even on top of the PCC base, the foundation iron mesh (Jali) should not sit completely flat. Concrete needs to flow completely under and around the iron rods to grip them properly and protect them from rust. To ensure this gap, contractors must use 'Cover Blocks'—small, ready-made pieces of concrete placed under the iron net to lift it by about 2 inches. Often, lazy laborers will just use random broken bricks or stones to lift the mesh, which is a bad practice as bricks absorb water. Always insist on proper concrete cover blocks.

A pillar (column) is designed to carry the weight of your house straight down to the earth. If a pillar is even slightly tilted (out of plumb), it loses a massive amount of its weight-bearing capacity. When the contractor is erecting the iron framework for the pillar from the foundation, you must check if it is standing exactly at a 90-degree angle. They should use a traditional 'Sahul' (plumb bob) to check this from at least two different sides. A crooked pillar in the foundation means a crooked and weak pillar all the way to the roof.

After the foundation pillars are cast, the empty spaces in the pits must be filled back with soil (backfilling). A very common mistake is dumping all the soil in at once and leaving it. If soil isn't packed tightly, it will slowly sink over the years, causing your ground floor tiles to crack and cave in. The correct method is to fill the soil in small layers (about 6 to 9 inches at a time), spray water on it, and pound it heavily with a mechanical compactor or a heavy hand rammer (Dhurmus).

The Tie Beam (often called Plinth Beam) is a continuous horizontal beam of reinforced concrete that runs along the ground, connecting all your pillars together. Think of it as a strong belt holding your house's legs tightly. During an earthquake, the ground shakes unpredictably. If the pillars are not tied together at the base, they will move in different directions, tearing the house apart. Ensure the contractor does not reduce the iron rods in the tie beam, as it is one of the most critical earthquake-resisting elements of your home.

Have you ever seen ugly, peeling paint and white powdery patches at the bottom of ground-floor walls? This is called rising damp, where bricks suck water up from the soil like a sponge. To prevent this, a DPC (Damp Proof Course) must be installed. This is a thin layer of concrete mixed with waterproofing chemicals, poured exactly at the floor level before raising the brick walls. It acts as an absolute barrier, stopping ground moisture from ever reaching your beautiful interior walls. Skipping DPC ruins ground floor interiors permanently.

Use a Mixer Machine
For minor patch works, mixing concrete by hand on the ground with a shovel is fine. However, for structural parts like footings, pillars, and beams, you must insist on a mechanical concrete mixer. Hand mixing is often inconsistent; some parts get too much sand, while other parts don't get enough cement. Furthermore, mixing on dirty ground mixes soil into the concrete, making it dangerously weak. A machine ensures a uniform, high-strength mixture. Don't compromise on structural concrete just to save the small daily rental cost of a mixer machine.

Concrete does not get hard by drying out in the sun; it gains strength through a chemical reaction with water. If concrete dries too fast, it becomes brittle and cracks. This is why 'curing' (watering the concrete) is extremely important. Start watering pillars and foundations the very next day. For vertical pillars, wrapping them in jute bags (Bora) and keeping the bags wet is the best method, as water would otherwise just slide down quickly. Keep structural concrete thoroughly wet for at least 7 to 14 days to ensure maximum strength.

The horizontal iron rings in your pillars (locally called 'Churri' or stirrups) play a massive role during an earthquake. They hold the vertical rods together and prevent them from bending outwards. A critical engineering rule is that these rings must be placed much closer together near the joints (where the pillar meets the floor or ceiling) and can be slightly further apart in the middle. Contractors sometimes space them equally from top to bottom to save time and iron. Always check with your engineer to ensure the rings are tightly spaced at the critical joint zones.

Iron rods usually come in standard lengths, so they must be overlapped and joined (lapped) to reach the upper floors. A major structural error is overlapping all the rods of a pillar at the exact same height. This creates a weak 'hinge' point where the pillar can snap during a major earthquake. The joints must be staggered—meaning some rods should be joined lower, and others joined higher up. Additionally, the lapping length must be adequately long (usually around 50 times the diameter of the rod) to ensure the weight transfers safely.

Dry baked bricks are like sponges; they eagerly absorb moisture. If a mason uses dry bricks to build a wall, the bricks will instantly suck all the water out of the wet cement paste (mortar). Without water, the cement cannot harden properly and turns into a weak, crumbly powder. To prevent this, bricks must be thoroughly soaked in a drum of water, or heavily hosed down, before being laid. You will know they are properly soaked when they stop releasing air bubbles in the water. This simple step guarantees a wall that is incredibly strong.

Using Fresh Cement Mortar
Use Paste Within an Hour
Once cement is mixed with water, a chemical reaction starts immediately. Cement mortar begins to 'set' or harden in about 45 to 60 minutes. A common bad habit among laborers is mixing a massive pile of mortar in the morning to use throughout the entire day. By the afternoon, the paste starts to dry out, so they just splash more water on it to make it workable again (re-tempering). This 'dead mortar' has lost almost all its binding strength. Insist that workers mix only small batches of mortar that can be completely used within an hour.

Have you noticed diagonal cracks originating from the corners of doors and windows in old houses? This happens because the heavy brickwork above the empty window space presses down, and without proper support, the wall cracks. To prevent this, two continuous concrete bands must be cast in the brick walls: the 'Sill Band' (just below the window) and the 'Lintel Band' (just above the doors and windows). These bands act like structural belts that distribute the weight evenly and tie the masonry safely to the main pillars.

Shuttering (formwork) is the temporary wooden or metal mold used to hold wet concrete in place until it dries. If there are holes or large gaps between the shuttering plates, the thin, watery cement paste (slurry) will leak out during casting. This slurry is the 'glue' that binds the sand and gravel together. If it leaks away, you are left with a weak, rough concrete surface full of exposed gravel (honeycombing). Ask your contractor to tightly seal any visible gaps with tape, plastic, or thick paper before pouring the concrete.

When wet concrete is poured into a pillar or slab, hundreds of tiny air bubbles get trapped inside. If left there, these bubbles become hollow spaces inside your pillar, making it dangerously weak. A mechanical 'vibrator' needle must be inserted into the wet concrete to shake the mixture, forcing all the trapped air to rise to the top and ensuring the concrete reaches every corner around the iron rods. Make sure the contractor actually uses the vibrator during casting, but remind them not to over-vibrate, as that separates the heavy gravel from the cement.

Casting the roof slab (Chhat Dhalan) is the biggest event in building a house. The most important rule for the slab is that the pouring must be continuous. If you stop halfway through, wait for a few hours, and then start again, a 'cold joint' forms where the old and new concrete meet. This joint will permanently leak water during the monsoon. Ensure you have enough cement, sand, gravel, and laborers on-site before starting. Start early in the morning so the entire slab can be completed in a single, uninterrupted day.

Don't Make Stairs Steep
A poorly designed staircase will make your daily life miserable. To save space, contractors sometimes make the stairs too steep or the steps too high. The vertical height of a step (the riser) should ideally be around 6 inches, and the flat part where you put your foot (the tread) should be at least 10 inches wide. If the step height is 7 or 8 inches, the elderly and children will struggle to climb, and moving heavy furniture upstairs will be dangerous. Finalize a comfortable staircase design with your engineer before the construction reaches that phase.

Just like pillars, your new roof slab needs plenty of water to gain maximum strength and prevent shrinking cracks. Since the roof is flat, the best way to cure it is the 'Ponding Method'. The day after the casting is finished, laborers should use weak mortar or sand to create small square borders (like paddy fields) across the entire roof. Fill these squares with 1-2 inches of water and ensure they never dry out for at least 14 days. This constant hydration prevents microscopic cracks that cause annoying ceiling leaks in the future.

Finalize your plumbing and electrical layout early so the pipes can be smoothly concealed inside the bricks before the plaster hides them.

If you want your bathroom floor to be perfectly level with your bedroom floor, the structural concrete slab of the bathroom must be cast a few inches lower than the rest of the house. This is called a 'sunken slab'. It creates a designated space to hide the bulky drainage and commode pipes. If the contractor forgets this during the roof casting day, you will be forced to raise the finished bathroom floor much higher than the bedroom, which looks awkward and risks water flowing out.

Electrical wires should never be buried directly into the cement plaster. They must always be passed through high-quality PVC conduit pipes placed inside grooves cut into the brick walls. If a wire burns out or a circuit faults in the future, conduit pipes allow the electrician to simply pull the old wire out and slide a new one in without breaking a single wall. Always insist on thick, non-cracking conduit pipes.

The extra money spent on premium branded pipes is minimal compared to the massive cost and headache of repairing a hidden leak later.

Traditionally in Nepal, heavy wooden door frames (Chaukhat) are fixed into the walls while the bricks are being laid. They are held in place by strong iron brackets (holdfasts) embedded directly into the wet mortar. If you are using wooden frames, ensure the wood is fully dried (seasoned) so it doesn’t bend later. Crucially, treat the hidden side of the wood with anti-termite chemicals and a coat of coal tar (Alkatra) to prevent it from rotting inside the wall.

Laying tiles on the bathroom floor does not make it waterproof. Water easily seeps through the tiny grout lines between the tiles, eventually ruining the ceiling of the room directly below it. Before tiling, the raw concrete floor and the lower 2-3 feet of the bathroom walls must be painted with a liquid waterproofing chemical. This forms a rubber-like protective skin, ensuring your lower floors remain completely dry.

Cement plaster easily sticks to rough brick walls, but it slips right off smooth concrete pillars and ceilings. Before plastering over any concrete surface, laborers must gently chip the concrete with a hammer and chisel (a process locally called 'Tacha Marne'). This creates hundreds of tiny rough dents for the wet plaster to grip securely. If they skip this crucial step, the plaster on your ceiling and pillars will eventually sound hollow and peel off in large chunks.

A common eyesore in new homes is a long, straight crack running down the wall exactly where the brick meets the concrete pillar. Bricks and concrete expand and contract differently when the temperature changes, tearing the plaster at the joint. To prevent this, a long strip of thin wire mesh (commonly called Chicken Mesh) must be nailed across the joint before the plaster is applied. The mesh acts as a bridge, holding the plaster together and stopping those ugly straight cracks.

Homeowners often focus heavily on watering their pillars and roof slabs, but they completely forget about the newly plastered walls. Plaster is made of sand and cement, and just like structural concrete, it needs continuous water to become hard and prevent hairline shrinkage cracks. A dry plaster wall will easily chip away. Keep your newly plastered interior and exterior walls thoroughly damp by gently spraying water on them for at least 7 days.

More plaster does not mean a stronger wall. In fact, if the plaster is too thick, its own heavy weight will pull it away from the bricks, causing large sections to fall off entirely. The correct thickness for interior wall plaster is usually around 12mm (about half an inch). If a brick wall was built very crookedly, lazy masons will sometimes try to hide their mistake by applying over an inch of thick plaster to level it. Do not allow this; it is structurally weak and wastes cement.

Before laying floor tiles, the base concrete must be checked for absolute level. If the floor is uneven, pooling water will collect in the low spots, or your furniture will wobble. Masons use a transparent water pipe level or a spirit level to ensure a consistent slope towards the drains, especially in balconies and bathrooms. Check the level across the entire room before letting the tile-laying work begin to avoid awkward sloping floors later.

Ceramic and clay tiles have porous backs that absorb moisture. If you lay them directly on the cement mortar without soaking them first, the dry tile will instantly pull moisture out of the cement bed, causing the tile to lose its grip and pop loose over time. Ceramic tiles should be soaked in a water bucket for at least 30 minutes before installation. Note that vitrified and porcelain tiles don't absorb water the same way, so check your tile type first.

A common shortcut taken by lazy tile installers is putting blobs of mortar only at the four corners and the center of a tile, leaving hollow air pockets underneath. If a heavy object or person steps on the empty spot, the tile will easily crack or break. Insist that the mason applies a full, even layer of mortar across the entire back of the tile so it is fully supported from below.

For areas prone to moisture like kitchens and bathrooms, an anti-fungal epoxy grout prevents black mold growth and keeps your floors hygienic.
